Terms, Conditions and Cancellation Policies

About Your Stay
Check In:  4:00 p.m. on the fist day of the reservation.
Check Out: 10:00 a.m. the last day of the reservation.  
Late Departure must be pre-approved, and can only be arranged when the schedule allows.  Additional Fee:  One night rental fee.  

Renter Obligation
You promise to notify us immediately if there is any damage to the property or contents, or if you learn of any plumbing, electrical, mechanical, or other problems, whether discovered at check in or discovered at a later time; and you agree to follow all “house rules” as posted on the property.  We will notify you promptly of the costs to repair any damage that is your responsibility, and we will charge your credit card in accordance with your instructions.

If the property or the contents are damaged during your stay, and if household items of any kind are damaged or missing, except for items such as laundry supplies or paper products intended to be consumed  (all contents are inventoried), if tobacco or any other product that leaves an odor or fragrance has been used in the property during your stay (except for products provided by us), if pets have been in the property during your stay, and are not allowed, or if you omit to observe any part of this agreement, including check in or check out procedures, we will charge your credit card for repair, replacement, or cleaning fees as authorized above, plus any additional charges to cover remediation costs if required.

Payment
A 50% deposit is required at the time of reservation, with the remaining balance due 45 days prior to the check in date, or sooner. 
All major credit cards are accepted for payment of reservation.  Jackson Lodging Co. is further authorized and instructed to charge the provided credit card for all additional sums due, or to become due, by the guest as provided in this Rental Agreement not later than 90 days following the check out date. 

Cancellation
Cancellation more than 45 days prior to your check in date will result in a refund of deposit less a $50 processing fee.  Cancellations less than 45 days prior to your check in date will result in a refund of monies paid less the deposit or one half of the total rent due.  Cancellations for holiday reservations, including Christmas, New Years, Presidents weekend, and the 4th of July, less than 90 days to the arrival date will result in a refund of monies paid less the deposit or one half of the total rent due.  Moving rental dates or cancellation of a portion of the reservation will be considered on an individual basis.  No other refunds will be made for any reason.
